Recently we decided to buy a home unit in Sydney, somewhere on the north side of the Harbour and reasonably close to the city. As we live in the country about 4 hours from Sydney, travelling twice a week to Sydney for open inspections and then getting totally tied up in traffic quickly lost its attraction, and we realised we needed help. Having heard through the North Shore Mums Facebook page of OH Property Group, we contacted them and arranged a meeting with Oliver.
Oliver worked with us to understand our budget, our preferred living locations and our major priorities. As a result of this, we were able to limit our focus to three suburbs rather than chasing all over the lower North Shore. Oliver then suggested a shortlist of possibilities which enabled us to refine our priorities and focus on realistic options within our budget. Eventually we jointly arrived at a final shortlist of two possibilities.
We did, however, have some concerns about each of these, which we were able to work through with Oliver, to the point where we were comfortable about making an offer. Oliver guided us through this process, helped us decide on an opening bid, presented the bid and, to our amazement, had it accepted – at a much lower price than we had expected to pay. As there was at least one higher offer on the table (but apparently with some conditions attached), Oliver pointed out that speed was of the essence and helped us to ensure everything was in place to obtain a quick acceptance. He then assisted in interfacing with the Conveyancer and the vendor’s representatives, in reviewing and commenting on the contract, and in acting for us in the exchange of contracts.
As we were overseas at the time of settlement, Oliver then arranged with the vendor’s agent for a pre-settlement inspection in conjunction with our son. As our son had not previously seen the property but needed to sign on our behalf, Oliver was able to advise him on whether the property was indeed what we had signed for.
We are very happy with the outcome, and are very certain that we could not have achieved this without Oliver’s involvement.
