After a failed property transaction, we felt we needed help from a buyer’s agent. Having experience in buying our first home, we thought we were veterans in property arena. The unsuccessful transactions we had in the past exemplified the harsh reality that we did not know as much as we thought. And so, we began educating ourselves through property magazines, books, and short courses to make certain we would not repeat the same mistakes. "Purchasing a new home is something that you might only do on a couple of occasions during your life but the responsibility of getting it right and trying to ensure that the decision that you do make is the best for yourself and your family is enormous. OH Property Group take that responsibility very seriously and were able in various ways to ensure that we put ourselves in the best possible position to make the decision that was right for us. 

1. Firstly, they were able to respond very quickly to go and see properties that we felt that we might be interested in – even when that involved a property that we saw only a week before the auction. Our agents were still able to schedule a visit to the property and then produce a full valuation within 24 hours and make time to visit us at home in the evening so that they could explain the criteria for the valuation. This helped us to be confident that we were bidding with our heads not our hearts. 
2. Our agents were also able to carefully point out issues which were beyond our experience in relation to the condition of a property. For example, one home we visited caught our eye having recently been renovated and presenting very attractively. However, our agents were able to systematically provide very detailed evidence of why the renovation was substandard, including photographs of particular aspects of the property which we had just not noticed on our inspection. The ability to see both the positives and the negatives of any particular property somewhat more dispassionately was extremely useful.

Thirdly, our Buyers' Agents were able to provide important advice about the manner in which we should communicate with the Vendor in order to make an offer on the property clearly and confidently - sending a very clear message about how serious we were about the purchase despite our offering well below the asking price.
4. Lastly, OH Property Group had great contacts which enabled us to get a building inspection organised within a day of our offer being accepted and have the property seen at 5pm on a Friday afternoon. When we were put in the position of having to exchange by close of play on Monday, the ability to complete the inspection so quickly became vital to the purchasing process and is something we could not have achieved on our own."

"We relocated to Sydney from Melbourne and after having used a buyers agent to purchase our first home we knew we would definitely be using one again, especially as we weren’t familiar with the property market in Sydney.

We were happy to incorporate the fee into the overall purchase price as we knew that the money saved on the actual property purchase would be greater than the fee itself.

"OH Property Group helped us find our first home and we are delighted with our purchase and with the service of OH Property Group.

We had never heard of Buyers' Agent until we encountered OH Property Group and we thought it was a good idea to use them for two reasons:

1. We were not familiar with the housing market; and
2. We just had a baby and therefore had no time to look around.

OH Property sat down with us and went through our requirements from practical and lifestyle as well as investment point of view - what suburbs we preferred, what type of house we were looking for, how close to public transport we wanted (just to mention a few). They even came up with things regarding buying a house that we, being first home buyers hadn't thought of.

Based on the information and budget we had given to them, they then started looking. In the end they saved us time because they inspected properties that fell within our price range to make sure it fitted our criteria before showing it to us. We therefore only had to visit those properties that would be most suitable for us instead of spending lots of time (that we didn't have) going through the ads and all the properties that were not suitable.

They saved us money because they also knew the housing market and had information as to how much other comparable properties have sold for, therefore, ensuring we wouldn't overpay for our property.

We were advised to let the Auction for our new house pass-in and in the end, we acquired the property for $165,000 below the Vendor's Bid at auction. This savings means the Buyers' Agent fees essentially paid for themselves multiple times over (and at the same time we were spared all the stress and work of the process).

Our Agent was always thorough, professional, informative, patient and helpful. It was definitely worth the money and we would recommend it to anyone, especially those who are busy and those who don't know the property market well.

"The biggest challenge in searching for a property on our own was time. We were very short on time on weekends and with a small kid in tow could only make it to a couple of inspections each Saturday. Therefore we probably filtered out a lot of 'potentials' just because we didn't like it at first impression from looking at the photos online, and missed out on others because we couldn't make it to the inspection times.
